Guildford Site Development Appraisal Essay Example | Topics and Well Written Essays - 2000 words

Guildford Site Development Appraisal - Essay Example Considering that the scheme is not fully pre-let, a higher rent is obtainable so long as it remains competitive. Under this scheme, the difference between the Developer’s fee and the minimum rent going to the fund is split between them at share percentage agreed early on. If the two parties opted for tranches of rent, then computation would proceed as in the following section. The use of mortgages is widely used in the industry for long-term funding. What the developer can offer as security is the first constructed building. Mortgages serve as a source for capital for the next phase construction and can also be used to pay accrued interests. A forward sale is when a party agrees to purchase part or the whole of the development after it is completed. Payment occurs at an agreed scheme but a part of it is usually paid beforehand. The money from the sale can serve as the capital for the succeeding phases of the development. The Local Authority may have the necessary funds to build the proposed development. This may work for the developer as he no longer needs to expose himself to risks of interest rates and pressure from repayment schedule. However, it is highly unlikely that the Local Authority would concentrate such a larger amount of their budget to the venture. Profit erosion with priority yield is a convenient way to finance the development project. However, the developer should determine whether he will avail of short-term, long-term or a combination. With the right choice, he may even realize a profit from the payments. Construction mortgages are offered by a variety of various institutions. Availing of one especially in financing construction projects is widely practiced. It falls upon the developer to find the bank with the least interest rate and flexible repayment schedule appropriate for the development. However, some developers have established such a good reputation that they obtain certain perks.

Victorian society Essay Example for Free

Victorian society Essay How does Arthur Conen Doyle manipulate the conventions of the genre and an audiences expectations and deliver the moral messages that Victorian society would have expected?  The two stories that I have studied, The Man with the twisted lip and the adventure of the Speckled Band are both written by the author, Sir Arthur Conan Doyle between the years 1859 1930. They also both feature in the story Sherlock Holmes, along with a side kick, Doctor Watson.  Sherlock Holmes stories were not initially published in books, they were printed in Serial form in the Strand magazine. The Contempory audience at the time would have been familiar with the characters and the story being told from Doctor Watsons point of view, and the way in which the investigations are carried out. The Generic expectations of murder mystery stories is that there would be a villain and a victim, the crime is usually by an aggressive man who has a motive and is violent, short tempered and known as a gold digger. The villain is also expected to be male and clever. The victim is usually a female and is typical of the generic expectations of a murder mystery. She would be vulnerable and an hairness who had money. The detective would not be part of the law and would conduct his investigation in an appropriate manner. The crime is usually atypical and would usually be a weapon and well planned and executed and crime solved by Holmes, and justice is always done, and the person who commits the crime is always punished. The clues and the evidence of the story would be to entertain, following clues and the reader predicting the end. The scene and the setting of the crime would be a quiet place, enclosed and dark. The investigation of the crime would be atypical, it would be how and not who did it and the investigator does the investigation as a hobby. An audience would also expect to find evidence, clues and a motive that leads to an investigation and usually a solution. The investigation and crime would be solved by a detective, with an assistant at his side. The Villains in the two stories appear to be typical of the conventions or expectations of a murderer, a typical murderer in a murder mystery story is male, aggressive, shrine, unpleasant and has something to gain from the death of his victim. In the Adventure of the Speckled band the villain is Dr. Roylott, uncle to the first victim. Helen Stoner who was his stepfather and stood out to Doctor Roylott as her mother was well off so Helen stood to inherit money which made her a target for Doctor Roylott. Helen Stoner describes Doctor Roylott as Uncontrollable in his anger, this makes the reader think that he is frightening to this because she doesnt know how he will react at any particular time. Through Watsons narration of Roylott, Conan Doyle creates an image of a wild animal, a hunter, a savage beast. Roylott is described as a fierce old bird of prey and on leaving the apartments, he snarled at Holmes at Watson like a vicious dog. In the man with the twisted lip the villain is Hugh Boon, whom the author describes him as having a bull dog chin which makes the reader believe that he is dog like, savage and vicious. He is a typical villain with a violent and rough past, he seams unreal with inhuman features. The quotes like bile shot eye gives the reader the impression that he is very angry and furious. Thoughout the story Boon is described as a perputial snarl by Doctor Watson, a old Scar by Watson and repulsive ugliness by Doctor Watson. The writer was subverting our generic expectations because we do not expect to know who the villain is at the start, however, the writer conforms our generic expectations because of the setting, the motives and the murder method. In The Adventure of the speckled band the victim is Helen Stoner, step daughter of Dr Roylott. Her mother was quite well off so Helen stood to inherit money income of à ¯Ã‚ ¿Ã‚ ½250 which made her a ideal target for her stepfather. In the man with the twisted lip Neville St Clare, who was an atypical victim was the apparent victim. He was an atypical victim because of the financial gain. Neville St Clare was also a villain, and he wanted to cover this up, he was saw in a window looking very agitated. The crime and investigation in both stories subverts the generic expectations. In The Adventure of the speckled band the investigation is atypical because Holmes in investigating how not who. There is no weapon in the crime, its a snake which does the damage and subverts the generic expectations, so its atypical to the generic expectations. In The Man with the Twisted Lip, there is no crime committed even though it is a murder mystery. Sherlock Holmes investigates the mystery and finds the villain was the victim. The detectives in both stories are atypical because Holmes does it for a hobby, the enjoyment and mental stimulation. In the end, Neville St. Clare was barred from begging ever again and Doctor Roylott was hoist by his own petard.  In Conclusion, I think that these two stories are both typical in the majority of the ways in a murder mystery genre because they both adhere to the generic expectations of a murder, detective story.

Why Should You Recycle English Language Essay

Why Should You Recycle English Language Essay A very good morning to Mr. Mariapan and fellow friends. Before I start my speech, I would like to ask all of you a question: Do you hear that our mother earth is crying? Perhaps you would say no, but please take a look at these pictures. She is crying because the air has been polluted by industrial smoke; she is crying because of global warming; she is crying because of contaminated water; she is crying because you are unconcerned about her pain. Well, we can save this world, but it is not like a superhero using some extraordinary superpower to heal this world. That is impossible. In fact, your mission is very simple and easy and everyone can do it! Do you want to save this world? Then, lets get recycling. What is recycling? It is defined processing used materials and waste into new products to prevent waste of potentially useful materials. Then, why It is so important? Firstly, we face a large problem with trash build up on our Earth and recycling saves space in landfills. -Solely focusing on Malaysia, we produce 19,000 tones of waste every day, and a majority of that ends up in landfills. 19,000 tones, can you imagine that? 19,000 tones, if you piled it all up it would be as high as 36 Petronas Twin Towers. Malaysia currently has 230 landfill sites and 80% of them will reach capacity within the next two years. Soon, there is going to be a big problem as landfills cause serious pollution. For example, from the picture, we notice that landfills are associated with air pollution, water pollution, land pollution as well as green house effect. -Therefore, to manage the growing volume of solid waste it is necessary to turn to alternative methods such as recycling. If landfills fill up we have to find new space for new landfills. If that happens, you better pray that the new landfills wont build behind your houses backyard. So, lets get recycling. Secondly, recycling saves energy and natural resources. -Most of the things in a trash bag can be reclaimed through recycling. For instances, paper, metal, plastics and glass. By using materials more than once, we conserve natural resources ensuring our childrens futures. -Next, I have some interesting facts here to share with all of you (1) 1 ton of recycled paper saves 17 trees about 35 feet tall. Recycling 1 stack of newspapers 6 feet tall saves the life of one 35 feet tree. (2) 1 recycled tin can would save enough energy to power a television for 3 hours. (3) 1 recycled plastic bottle would save enough energy to power a 60-watt light bulb for 3 hours. -Obviously, recycling saves natural resources by reducing the need for raw energy and save energy as it often takes less energy to make products from recycled material than raw material. Therefore, lets get recycling. Thirdly, recycling can save money and create job opportunities. -Our former prime minister, Datuk Seri Abdullah Ahmad Badawi, said this in an environmental conference. He said: Currently, our country needs to spend RM 400 mil just to manage these waste and Just by recycling as much as 22% of the 5 million tones of waste produced each year could save the government RM 88 mill a year. -Besides that, recycling can make money as well. As we know, humans are selfish by nature; most of the people might pay no heed to the importance I mentioned earlier and when you ask them to contribute a little effort on recycling, they might just simply answer you; It is none of my business. Yet, when I link money with recycling, it definitely can arouse interest among public. -Well, you can make money by turning your trash into extra cash. For example, you can sell your trash in many recycling centers. You can trade in your paper, aluminum and other object that is capable of being recycled for cash. Even though the pay off is small, but money is still money and it is so shiny that makes everyone loves it. -Next, recycling creates jobs and you cant deny it. Recycling creates up to 5 times more jobs than waste disposal alone. It will create jobs for engineers, machine specialists, environmental personnel, general workers and many more. In North Carolina, on 2004, recycling employs approximately 14 000 people across the state and this has increased 60% in ten years. Also, the number of companies listed in the states recycling markets directory has increased 74% in 10 years. As we know, todays global economic crisis means that it is so hard to find a job. Who knows in the future one of our friends or even I might work in recycling field to earn a livelihood. Indeed, recycling can save money and creates m ore job opportunities. So, lets get recycling. Well, I had talking a lot of importance of recycling and now Im going to tell you what you can do to save this environment. Your recycling mission is not impossible! In fact, it is very simple Recycling at home -Make space next to your bin for a recycling container. Then, it is as simple to recycle as it is to throw it away. For families that cannot afford a recycling container, dont worry, just sort the wastes properly. Waste sorting is the process by which waste is separated into different elements. For example, separate your waste into paper, metal and glass and then visit nearby recycling centre to turn your rubbish into cash. -Here is a list of things that you should always recycle. Surprisingly, we notice that almost everything can be recycled. Recycling at school -As we know, paper is the main form of waste produced by schools. If possible, Set up a paper collection scheme for each classroom or request the school administrator to provide paper recycling bin. if you are enthusiastic enough, inform your friends about the advantages of recycling and try to persuade them to get involved in recycling. -Furthermore, you can organize some educational programs through posters, web page, e-mail and student orientation. Well, I know that not everyone is so enthusiastic yet I will glad and appreciate when I see you throw the rubbish into the recycle bins. Last but not least, be a green consumer. a green consumer is someone who is very concerned about the environment and, therefore, only purchases products that are environmentally-friendly or eco-friendly. -For example, you should purchase products that are recyclable, buy products that are made from recycled material and avoid purchasing hazardous materials which is hard to recycle. Now, I want you to ask yourself, why dont you recycle more often? Well, I had told you the benefits of recycling it is extremely easy to recycle. I think most of you dont want a landfill is built behind your houses back yard. Also, I hope you dont just sit by and watch our mother Earth turn into a ball of trash. Lastly, I want to end my speech with a quotation When we heal the earth, we heal ourselves. So, what are you waiting for? Lets get recycling! Well, thats all from me. Thank you.

Post War New Zealand :: essays papers

Post War New Zealand During World War II New Zealand greatly depended upon Britain and her Royal Navy to provide New Zealand with security and protection throughout the Pacific region. But after a while New Zealand and Australia as neighbouring countries began to provide their own defence for the Pacific. So when Britain began to build Naval Bases in Singapore, both Australia and New Zealand contributed to its cost. Also the Royal New Zealand Air Force and the Royal New Zealand Navy were established in order to provide more protection. Even though New Zealand was becoming more independent in providing most of their security, she still depended a lot upon Britain and this trust and dependence broke when the Pearl Harbour was attacked sinking two of Britain^s battleships ^Prince of Wales^ and ^Repulse^ and the fall of Singapore did contribute to New Zealand drift from Britain for security. So New Zealand turned to the United Stated of America for security in the Pacific. Now New Zealand began to take responsibility for foreign affairs and had her own for! eign policies. Since WWII New Zealand had close relations with Australia considering that they are neighbouring countries. So in 1944 New Zealand and Australia signed the Canberra Pact. After the war the two countries agreed to set up a ^regional zone of defence^ in the South West and South Pacific including Australia and New Zealand and the islands north and north west of Australia across to Western Samoa and the Cook Islands. Through the Canberra Pact the governments of the two countries agreedthat on matters of common interest they will consult each other before expressing their views to others. The two governments also agreed to establish an advisory regional organisation, which could be called the South Seas Regional Commission, on which there might be representatives of Australia, New Zealand, Britain, France and USA. New Zealand now looked upon to the United Nations for security for she too believed in maintaining world peace through collective security. New Zealand joined the fifteen specialised agenises of the UN which aimed at raising living, health and educational facilities to backward countries to prevent causes of war and international bitterness. Also she supported formations of economic and social council, contributed to the annual budget and took responsibility for Western Samoa. New Zealand also tried to establish security through the Commonwealth. There are Commonwealth Head of Government Meeting (CHOGM) every two years where all the heads of states from all forty nine countries in the Commonwealth come and discuss their activities and plans for the future.

Plot summary of the old man and the sea Essay

The Old Man and The Sea is the story of an epic that makes a very great effort between an old, who has a lot of experience of a particular activity and he is the epitome of a modern human life, it was happened in a small fishing village near Havana,Cuba, The waters of the Gulf of Mexico, in the 1940,s in the twentieth century. The writers of modern age focused on man as well as psyche of man rather than society, so that Ernest Hemingway wants to write the old man and the sea ,which was the old(Santiago) suffered from alienation ,that alone all the time, it was one of the features of modern age. (Miller, 2002: 3). In 1930,s and during the second world war Ernest Hemingway was lived in Cuba, and because he was loved hunting and fishing and in the age of childhood he fished and hunted with his father, so that he began to write the old man and the sea in the last years of his life and published in the 1952 as a single issue of human life in modern age. Miller, 2005:5). Note; In that small village, the villagers must work, which work it is fishing to get money so as to sustain in life, so that each members in the village go to sea with his boat or skiff in the early morning for fishing, and Santiago, old Cuban fisherman was one of them, but alone. As (Ernest Hemingway said). He had a shack which was a small building made of woods, in it a bed, a table, one chair, a picture in colour of Sacred heart of Jesus and another of Virgin of Cobre of his wife on the shelf in the corner under his shirt. He had a small boat and gone eighty-four days without took a fish. The boy named Manolin, that the old man took him when he was five years old and the boy loved him too much and loyalty for him, when the boy saw him without taking a fish in the first forty days while he took three fish in the first week. It made the boy, unlucky to see the old man each day went and came, went and came with his skiff empty and without fish, then the boy came to help him such as coiled lines or the pole, harpoon, brought coffee, sometimes with some food from Martin or Perico, and newspapers that talked about baseball, then it would been the discussion between Santiago and Manolin, that Santiago had a huge dmired for the Great DiMaggio, he was great in baseball player, and whose father was fisherman. The boy left him because his parents forced him to do, and go to another boat. The parents of the boy with the villagers called Santiago salau or unlucky and laughed at him, but Santiago said toward Manolin I knew you did not leave me because you doubted, then the boy said no it was true because my father made me left, so I must obey him, finally the boy left him and Santiago goes to sleep, in his sleep he dreamt lions that played on the white beach of Africa, this was a sense when he was a very young man. The next morning before sunrise Santiago went to Manolin’s house to wake Manolin so as to carry Santiago’s gear to his boat and drinking coffee, on the beach wished each other good luck. (Miller, 1988: 3-20). This time that started with the new day Santiago decided to go far out from others fisherman in the sea, he rowed steadily away from shore toward the deep waters of Gulf Stream. The first he heard the leaps of the flying fish then he saw flying fish pursued by dolphins a diving, circled seabird, he considered to be his friend, and he followed farther and farther out the seabird that was hunting for fish. One of the old man’s’ lines goes taut, and then the old man said out laud, would made a lovely piece of bait. Big fish pulled the boat every day farthest from shore until lost lights of his village. He can’t increase the tension on the line, because if it was too tauted it will be break and the fish will get away. It was a kind of struggle big fish (Marlin), and Santiago, that Marlin wants to get free and the old man wants to get his aim, goal, and desire that stands for life. Because he could not took big fish in to his boat and said a loud I wished I had the boy, but nothing, then he said to himself you have to work better, it was a kind of encourage himself, and he was optimistic all the time although he was alone, and can’t catch a fish, so as to helped himself he said toward Marlin I loved you and I respect you but I will killed you dead before sunset, after that a small tired bird named (Warble) came from north toward the old man’s boat, perched on the taut fishing line that linked the old man to the big fish, the old man told the bird to stayed and rested here to live and to sustain like other any man or birds, he said you were tired and loneliness as me. He didn’t mentioned the Hawks that waited for little bird, suddenly the Marlin surged, and the bird left him without any reaction, Santiago didn’t aware of the bird because his hand was bled, while marlin was quiet, the old man took the line with his back and ate the tuna that he caught day before, then turned to his imaginary mind to baseball, the great DiMaggio, and he wondered if DiMaggio would stayed with the marlin. The marlin woke and jumped out of water again and again and began to circle around the boat for hours and the line taken by Santiago’s hand that fought with the circling fish, after hat he pulled the fish on to it was side by the boat and plunged his harpoon in to it. (Miller; Asiaing. com, 10-37). Note; now he was happy, comfort and without any harm or pain because he got or completed his great aim, desire with the catching of big fish. Here the long strength struggle finished between The Old Man, and the Marlin with the fish lurched out of the water and dead, he pulled the boat toward the fish fastened the fish to the side of the boat. He thought how much money he could make from such a big fish, and he imagined that DiMaggio would be proud of him. The old man found himself wondered, luck, happy, and got his aim, goal, and he rowed toward his village with the great won in his life, but his happiness long less which an hour later amako shark arrived having smelled the marlin’s blood, the second fight and struggle began with sharks that wanted to eat the marlin’s flesh, he was able to killed a number of sharks with his knife and weapon, but he lost his knife and things in the process. He was failure after all and when he got back to the shore of his village there was nothing left but the head, the Skelton, and tail of the marlin. He beached his boat and went to his small building slept and dreamed the lions and turtles. The next morning, Manolin came to the old man’s shack with brought a coffee and despite the old man’s bad luck he decided to go fishing with him again. The entire fisherman had gathered around the Santiago’s boat and measured the Skelton at eighteen feet. Hemingway employed a number of images that link Santiago to Christ, the model of transcendence, who turned loss in to gain, defeat in to triumph, and even death in to new life, and as a representative character for everyone in the society. (Miller, 2002:26-31). Major Characters in the old man and the sea: *Just we had two major characters, 1-Santiago, (The Old Man). 2-Manolin, (The Boy). -Santiago; The old man of the novella’s title. He was a Cuban fisherman, suffered terribly throughout The Old man and The Sea, he had went eighty-four days without caught a fish, and became laughingstock of his village, but he was able to patient. (Miller, 2002: 5). -Manolin; was present only in the beginning and in the end of The Old Man and the Sea, but his presence was important, because Manolin’s love and loyalty for Santiago highlighted the Santiago’s valued as a person and as a fisherman. (Miller, 2005:6). Minor Characters in the old man and the sea: We had four minor characters in the old man and the sea. 1-Marlin, (Big fish). 2-Joe DiMaggio. 3-Martin. 4-Perico. *Marlin; It was a big fish, which was the greatest aim and goal of Santiago. The struggle more than three days between Santiago and Marlin, it was the trying by Santiago to catch Marlin, he had took marlin, but it was destroyed by sharks later. (Miller, 2002:5). *Joe DiMaggio; although he never appeared in the story. He was one of American most famous baseball players; Santiago worshiped him as a model of strengthen and young. (Miller, 1988: 55-56). Note; he always *Martin; Martin a cafe owner in Santiago’s village, didn’t appeared in the story. Manolin often went to martin for Santiago’s supper and others. (Miller, 1988:12). *Perico; perico was the owner of the bodega in the Santiago’s village. He didn’t appear in the novella the old man and the sea, but he served an important role in the fisherman’s life about the scored of the baseball’s newspaper.
